Who We Serve

Built for owners who plan to stay.

Our clients hold land, buildings, or subsidy for the long run. We help them turn those assets into new and preserved affordable housing.

Public Housing Authorities

Reposition aging portfolios through RAD and Section 18, serve as developer on your own sites, and keep the fee income that sustains your agency.

  • Portfolio-wide repositioning plans
  • Instrumentality and affiliate structures
  • Faircloth authority for new units

Nonprofits & CDCs

Move from a minority partner role to lead developer. Faith-based organizations, community development corporations, and service providers all fit.

  • Underused land and church property
  • Supportive and senior housing
  • Capacity building with every deal

Municipalities & Counties

Put public land and local funding to work while the community keeps ownership and long-term affordability.

  • Public land development
  • Local housing corporations
  • Workforce housing programs
Is this a fit?

Signs our model may work for you

  • You have a site, building, or public housing portfolio that needs investment
  • You have been approached by developers who want majority control
  • Your board wants the organization to grow its own development capacity
  • You need help meeting guarantee or net worth requirements
  • You are responding to or issuing an RFQ for a development partner

Questions we often hear

We have never done a tax credit deal. Can we still lead?
Yes. Many of our structures are designed for first-time sponsors, with more support on the first project and less on the next.

Who provides the guarantees?
We provide or arrange guarantee support sized to what investors and lenders require, structured within IRS guidelines for tax-exempt sponsors.

How are you paid?
Through consulting and guarantee fees agreed up front, so the developer fee and long-term ownership stay with you.

Have a site, a portfolio, or a RAD conversion in mind?

Tell us what you own and what you want to build. We will tell you how it can be structured so your organization stays the developer.
